Terms and conditions of sale

Article 1 – Scope of the General Terms and Conditions

These general terms and conditions apply to and form an integral part of any contract concerning tourism stays entered into between the private limited liability company Woodnest SRL, whose registered office is located at 43, rue de la Prairie, 6890 Redu (Belgium), and registered with the Crossroads Bank for Enterprises under number 1010.306.666 (hereinafter referred to as “Roisechamp”), and its clients (hereinafter referred to as the “Guests”).

Article 2 – Booking Conditions

2.1 Price and Payment
Roisechamp offers eco-friendly and unusual accommodations for rent within the Roisechamp domain. The price includes accommodation and any services specified in the description of the booked lodging. Additional services may be offered at the time of booking or on-site.
The price of the stay is indicated in euros, VAT and tourist taxes included.
At the time of booking, the full amount must be paid. Any option not paid within 7 days will be automatically canceled.
In the event of late payment of the balance, the reservation may be canceled without prior notice and without prejudice to Roisechamp’s right to demand full payment from the Guest.

2.2 Withdrawal
The legal provisions concerning the right of withdrawal in distance selling provided for by the Economic Law Code do not apply to tourism services. Therefore, for any booking with Roisechamp, the Guest has no right of withdrawal (Art. VI.53, 12° of the Economic Law Code).

2.3 Cancellation and Modification of Booking
a) Bookings can be canceled or modified up to 30 days before the date of the stay. An administrative fee of €20 will be deducted from the refund.
b) Guests are advised to take out or verify that they have cancellation insurance that covers refunds in case of stay cancellation or early departure under certain conditions (illness, accident, etc.).
c) Bookings are personal and cannot be transferred to a third party for any reason, except with prior written consent from Roisechamp.

Article 3 – Stay Conditions

3.1 Check-in and Check-out
Check-in is between 4:30 PM and 8:00 PM on Mondays, Wednesdays, and Fridays. There are no check-ins on Tuesdays, Thursdays, Saturdays, and Sundays. Check-out is on Mondays, Wednesdays, and Fridays before 10:30 AM.
The lodgings are rented for a minimum stay of two nights, except on weekends when a minimum of three nights is required, from Friday to Monday.

3.2 Departure Procedures
Any departure after the time indicated in Article 3.1 will result in deactivation of the access code and may lead to an additional night being charged. Any request to extend the stay must be made at least 24 hours before the scheduled departure date, by email at contact@roisechamp.com.

3.3 House Rules
To ensure the most pleasant stay for all Guests, they must respect the rules of conduct outlined in the House Rules, available in each lodging and on our website. Any violation of these rules may result in removal from the premises without refund of all or part of the booking amount.
Guests are responsible for ensuring compliance with the House Rules by any individuals they have allowed onto the property.

3.4 Number of Guests
The number of Guests must not, under any circumstances, exceed the capacity specified in the booking.
Otherwise, Roisechamp reserves the right to cancel the booking (without refund), terminate the stay (without refund), and/or adjust the rental price.

Article 4 – Liability

4.1 Except in cases of gross or intentional misconduct by Roisechamp, it is not liable for:
• theft, loss, or damage of any kind during or following the stay,
• malfunction or breakdown of equipment during the stay.
Roisechamp also disclaims all liability for accidents occurring in the lodgings and/or on the surrounding premises.

4.2 It is the Guest’s responsibility to obtain insurance against rental risks.

4.3 The Guest and their companions must use the lodgings responsibly.
They are jointly liable for any loss and/or damage caused by themselves or their guests to the property, the lodgings, and/or the equipment.
If the Guest or one of their companions causes damage, they must immediately report it by email to contact@roisechamp.com. The value of the damaged item and/or repair will be charged to them.

4.4 At the start of the stay, the Guest is required to check the condition of the lodging and its equipment upon arrival. If no issue is reported at the beginning of the stay, the lodging and equipment will be deemed to have been provided in perfect condition.

4.5 Final cleaning of the lodging is included in the booking price. However, if the lodging has not been used responsibly and is found in an unusually dirty condition, additional cleaning fees of €100 may be charged.

Article 5 – Force Majeure

Roisechamp is not liable for loss or damage resulting from delay or failure to perform any contractual obligation due to force majeure. Force majeure is defined as any unforeseeable event beyond Roisechamp’s control, including but not limited to natural disasters, epidemics, fire, accidents, war, insurrection, riot, terrorism, spontaneous work stoppages, lockouts, market condition changes, telecommunications or power outages, government actions, or court/public authority orders.

Article 6 – Complaints

Complaints during the stay must be reported by email to contact@roisechamp.com as soon as possible (and no later than 14 days after the end of the stay) so that a solution can be found.

Article 7 – Personal Data – Privacy

The data collected is used solely for booking management and will never be shared with third parties without prior consent.

Article 8 – Applicable Law – Jurisdiction

These general terms and conditions are governed by Belgian law. Any dispute relating to their application falls under the jurisdiction of the courts of the Neufchâteau district.
